FAQ’s

When you are looking to purchase a property, it is a significant financial commitment and therefore it would be sensible to ensure that you are fully informed of what you are buying. Our surveys will endeavour to provide you with the knowledge you need to potentially avoid discovering unexpected costs once you have moved in.

You will need to check what level of inspection the surveying firm on behalf of the bank are carrying out. In the majority they are briefly reviewing the property for financial suitability for the bank and not carrying out a full inspection. In some cases, the inspection is carried out remotely and therefore the surveying firm may not even enter the property or certain parts ( for example, not all lenders require the surveyor to look in the roof space).

Even very experienced homeowners will lack the knowledge and expertise of a Professional Surveyor. They are familiar with constructional elements and how they should go together, appropriate maintenance and safety in the home.  Most people only get a small snapshot in time to look at a property and cannot dedicate the time that a Professional Surveyor will do to review all elements.

Surveyors can remain impartial and objective as they do not have any kind of emotional attachment to the property, ensuring you are supplied with advice and knowledge to assist in you making the right decisions.

It would be unusual for a property to be perfect. If the Surveyor does identify defects, it doesn’t necessarily mean that you should not purchase the property but you are now aware in advance of what some of the issues are that you could face. Some of the defects that are highlighted you may be aware of and made your offer with the knowledge that these require rectification but some you may be unaware of. If you don’t want to be involved with the repair or have the type of budget to commit to it, you may decide to review the price you are willing to pay and in some circumstances, the current owner of the property may undertake the necessary repairs.

Absolutely, at least now you can move forward with confidence. The report contains a lot of useful information so you will have more knowledge about the property itself and some of the potential issues.

The cost of a survey can vary dependent on the size, type and age of property, it will also depend on the level of reporting detail undertaken (for example a Level 2 and a Level 3).

Do not let the cost be a factor in deciding whether or not to have a survey or in the selection of your Surveyor. The sense of security and knowledge gained from the Survey Report is well worth the cost and the lowest priced Survey is not necessarily a bargain.

Dependent on the type of valuation needed, prices can start from as little as £180.00, if you fill in the ‘Contact’ form, we will endeavour to get a quotation across to you either via email or phone call as soon as possible.
